Hotel & Retail Development, Derry

This mixed use development is comprised of a large retail unit and business hotel, located at the key Caw Roundabout in the City of Derry. It is being developed in the run up to Derry being awarded European City of Culture for 2013.

The proposals consist of a 85,000ft2 retail unit with approximately 600 car parking spaces at both surface level and beneath the building. In addition a 100 key four star business hotel will help to deliver much needed hotel bedrooms in this unique year for Derry.

The development will progress in tandem with Roads Service’s proposed widening of Clooney Road. A new entrance to the neighbouring Health Estates’ land will be provided from which visitors can access the development. Pedestrian links to the retail unit are strong and a dedicated cycle path will be provided to improve connectivity as far as the Foyle Bridge.

The undulating site has been carefully modelled to reduce the amount of digging required to provide undercroft car parking, with no earth being required to be removed from the site. Large parts of the site will remain untouched to protect wildlife and the roofs of the buildings will have sedum surfaces to provide insulation to the buildings and to attenuate the run off water from the site.

The proposals were presented to the people of Derry in a number of public consultations and were given a favourable response. A planning decision on the project is due in late 2012.
